Crow Street, Gort, Co. Galway

mcinerney-lidlscan_image.jpg ERA McInerney Auctioneers upon instructions from Lidl (Ireland) Ltd invite offers for units which front onto Crow Street.

At present Lidl are developing a 1,286 sq m retail store adjacent to the units for sale together with 141 car parking spaces. The store should be opening late October 2007.

Incorporated in their original planning was an existing two-storey unit which fronts onto the public footpath and main road. In this building, Lidl obtained planning for two ground floor commercial units, each with rear access and two upper floor residential apartments.

According to Austin McInerney, the units can be sold in a variety of ways, primarily one lot would be preferable but offers are welcome for the units individually, with Aldi finishing the common areas.

At present the property is gutted, but Lidl will bring the exterior up to a good standard prior to opening their new store. Buyers may then bid on the property as a shell or with the basic builders finish provided by Lidl.

The two retail/commercial units offer 50 sq m and 75 sq m individually but could be combined. Each unit has a double front onto the street and benefit from the free car park behind and rear access to a private enclosed yard.

This property must be attractive to many investors due to its proximity to the town centre and most notably its profile being so close to the new Lidl store and car park.

Gort remains one of the fastest growing towns in the west with an increasing demand for commercial/retail space. The upcoming motorway will rid the backup of traffic and make the town more user friendly for shoppers and locals alike.
