7 Mainguard Street, Galway

The former home of Galway Taxis was brought to the market with vacant possession on Thursday 8 May. Located amidst the hustle and bustle of one of Galway's busiest trading locations Mainguard Street together with Shop Street, High Street and Quay Street form one of Galway's busiest retail thoroughfares.

The Property itself is a mixed-use three storey mid terrace building. The ground floor accommodates a retail unit and toilet together with hallway access to the rear where there is separate access to a self contained two-bedroom apartment on each of the other two floors.

Also to the rear is a separate bed-sit apartment, which has planning permission for a three storey two bed townhouse and rooftop terrace. It consists of a four storey mid-terrace building of 2,450 square foot and is in relatively good condition internally and externally. It has a pedestrian access to the rear and is suitable for many uses.

Overall No 7 Mainguard Street offers an excellent location with huge development (subject to planning) and investment potential and this rang true when tenders were finally opened.

Rooney's would not disclose the sale figure. However, it is believed that interest was very high and that the guide price of €1,200,000 was well exceeded.
