Following the success of their September auctions, Frank Conroy Auctioneers have scheduled two more, one in October and one in November. Four properties were offered in September, all of which were in need of renovation. Three have been sold and the fourth is now under offer. The cottage for auction at Magheramore. Three cottages are included in the auction arranged for 10 October at the Menlo Park Hotel, as well as agricultural land in Spiddal. One of the cottages is in Ballyconneely, a village situated on an isthmus between Mannin Bay and Ballyconneely Bay. Planning permission for new dwellings in this area is severely restricted and not available unless you have a housing need in accordance with the definitions of Galway County Council. Good established properties seldom come on the market and are at a premium price when they do. Run down old cottages are avidly sought for renovation and well-designed extensions usually find favour with the planners. Another cottage up for auction is at Magheramore, Oughterard. Magheramore is a peaceful scenic townland within a couple of miles of Oughterard town. It is served by a quiet country road branching off the N59 about a mile on the Galway side of Oughterard. It is a very much sought after residential area and has many attractive quality homes. Frank Conroy Auctioneers, Oughterard is now bringing to market a cottage of great charm and character, set in a mature garden, in a very pleasant location. The original stone cottage has been upgraded and extended over the years. The work has been done with great sensitivity and the original features have been preserved. The property now needs some attention but no major expense is involved. The accommodation comprises an entrance porch, sitting room, kitchen, dining room, three bedrooms and a bathroom. There is a double garage, garden shed and boiler house. There is mains water and electricity, sewage is by septic tank. There is oil-fired central heating and double-glazing. The garden is nicely laid out and well stocked with mature shrubs and trees. This property is within ten minutes of Oughterard and Moycullen. Galway City is about 20 minutes drive. The Oughterard area offers many amenities not least the fishing on Lough Corrib and golf on the local 18-hole course. The third cottage is a different proposition in that it has been restored and extended, making it into a new house to all intends and purposes. It is at Derartha Beag, Carraroe in the heart of the Gaeltacht, some work remains to be done but the guide price very realistically reflects this. The property has nice sea views and has very nice accommodation. This consists entrance porch and hallway, sitting room, open plan kitchen/dining area, study/playroom, four bedrooms and two bathrooms.
