Ryehill, Monivea, Co. Galway

This property is minutes from the village of Monivea, and has seen many changes since it was first built in 1880. This house started life as a primary school, and was then used as a barn for many years before being transformed into the beautiful, contemporary house it is today.

The exterior of the building has been restored to its former glory. The plaster was removed and the original stonework was painstakingly re-pointed but has been well worth it. The front porch, boasting the original stone plaque from the school, is a new addition, as is the sunroom to the rear.

The ground level was transformed from the original layout of just two schoolrooms and an entire second level has been added. The property has a feature stone boundary wall to the front with low maintenance gardens and a sizeable tarmacadamed driveway. To the rear a fabulous 640 square foot decking area runs the full length of the house with steps leading down to a large garden and workshop, flanked on one side by massive evergreen trees.

Internally the house has a very modern look with unique original features throughout, which has blended a contrast of the traditional with the contemporary. This is immediately apparent as one enters from the porch area into a hallway of double floor height with oak woodwork and porcelain tiling, which leads to the kitchen.

The chic kitchen/dining room has been custom designed by Total Kitchen Solutions in Tuam. The fresh aqua shade on the walls contrasts with the dark wood cabinets. All appliances are integrated in keeping with the sleek lines of the kitchen and there's plenty of storage, including a sleek pullout larder.

The ceilings on the ground floor are all 10.5 foot high and the immense windows flood each room with light. The sitting room with its impressive corner sofa is a great place to relax – the stone and brick fireplace is an original feature, which has been restored.

All four bedrooms are sizeable and have been beautifully decorated. The master bedroom is spacious with a large sliding wardrobe and has a stylish adjoining shower room.
